I’m Evie Brown, a licensed REALTOR@ in the Phoenix area. I help clients buy and sell homes, as well as recruit agents into my team at eXp Realty. I write blog articles to help new agents break into the industry and to share information to experienced agents. In this post, I want to talk about how tricky it can get when the real estate market gets competitive. It can be scary for sure, especially for a new agent, but with these 5 tips you can get some help on how to stay relevant.

It’s important to stand out from the crowd and show potential clients that you’re the best agent for the job. There are a few key things you can do to make sure you’re still successful, even in a crowded field.

1. Marketing

You need to stand out from the crowd. One way to do this is to get creative with your marketing. Think outside the box and come up with unique marketing strategies that will make you stand out from the competition. There are plenty of ways to market yourself:

  • Build a website and/or blog

With a website and/or blog, you can share your unique perspective on the real estate market, and offer helpful advice and information to potential clients. This is a great way to show that you’re an expert in your field, and it can help you attract new clients. You don’t need to be an expert to build a website. There’s plenty of tools out there like WordPress or SquareSpace to help you get started. Web design can be time consuming, though. If you’d like a jump start on a website, I highly recommend RAD Websites, as they created and maintain my website!

  • Create a newsletter that people can sign up for

Having a newsletter and inviting people to sign up will keep you in their minds, and make it more likely that they’ll think of you when they’re ready to buy or sell or know someone who does.

  • Hire talented photographers for your listings

When listing a house, a high quality photograph is going to be the first thing that potential buyers see. If the listing photos are bad, it will turn people off of the property, no matter how good the house actually is. Hiring a talented photographer will make your listings look more attractive and help you sell properties faster.

  • Work with other Agents

Networking with people within your industry is always a good idea, but it’s especially important in a competitive market. By working with other agents, you can get your name out there and learn about new listings before they hit the market.

  • Partner with unique businesses

Forming a relationship with any business will help you succeed, but more unique businesses will give you an outlet that other agents may not have thought of. If you’d like some ideas on what kind of businesses you can reach out to, I found this article which is very interesting.

2. Use Social Media to Your Advantage

99% of millennials start their search for a home online. Social media is a powerful tool that can be used to reach a large audience. Utilize social media platforms such as Twitter, Facebook, and Instagram to promote your listings and open houses.

This goes hand in hand with making sure your clients and potential clients think of you when they need a real estate agent. Invite them to follow your social media, send them monthly newsletters, postcards, or even just a simple email to stay in touch.

3. Invest in the right tools.

Having the right tools is essential for success in any business, and real estate is no different. Invest in quality marketing materials, a powerful CRM system, and the best MLS software you can find. Some basic tools that a real estate agent need are tings like

  • Transaction Management
  • Electronic Signature Services
  • Communication Software
  • Marketing Templates
  • Task Management

Depending on your brokerage, they may already have some good tools for you to use. If you are looking for better tools to up your real estate game, check out this list I found with some very useful information.

4. Pick a good brokerage

Working with a reputable brokerage can make a big difference in your success as an agent. Make sure you do your research and choose a brokerage that will support your business. If you need help finding a good brokerage, I have two posts about it. One providing tips on what to look for, and one where I talk about the benefits of joining eXp Realty.

5. Be the expert.

Position yourself as the expert in your market by writing blog posts, speaking at events, or giving interviews to local media outlets. Showcase your knowledge and expertise to attract more clients. Even when you think you have “enough” knowledge to get by, never stop taking training classes and reading up on real estate. The industry is always changing, and staying on top of those changes will put you ahead of agents who are stuck in their ways.

These tips are easier said than done, and when the market gets competitive things can get intense, but it’s important for you to put your all into your career to keep yourself on top. It can be challenging at times, but the reward is more than worth the effort. You get out what you put into this career, and hopefully the tips I gave can help you put in as much as you possibly can!
